1650 KC Skyscraper

The 1650 KC Skyscraper is a bold mixed‑use development designed to redefine Kansas City’s skyline. Combining premium office space, modern rental apartments, and luxury condominiums, the tower integrates work, life, and leisure in one vertical community. The program includes 75,000–100,000 square feet of office space, 150–200 apartments averaging 900 square feet, and 25 high‑end condominiums of at least 1,500 square feet each, strategically located on the top floors to maximize views. A shared amenity deck — envisioned as a vibrant social hub with potential restaurant space — connects office and residential zones. Parking is optimized through shared allocation between uses and leased spaces for an adjacent hotel. With favorable M1‑5 zoning allowing unlimited height and no setbacks, the project leverages design freedom while respecting FAA height caps of 250 feet and preserving view corridors toward the Kauffman Center.

Client Objective

The client’s objective was to create a high‑density, mixed‑use skyscraper that maximizes land value while balancing residential, office, and hospitality needs. The project needed to comply with city codes, provide shared amenities, and establish a landmark presence that enhances Kansas City’s urban fabric without obstructing cultural view corridors.

Our Strategy

Our strategy was to synthesize diverse program requirements into a cohesive tower design. Flexible office layouts accommodate evolving workplace demands, while residential apartments and condominiums offer varied unit sizes to attract a broad demographic. A shared amenity deck fosters interaction between residents and professionals, reinforcing the tower’s mixed‑use identity. Parking was carefully planned to meet city codes while supporting hotel partnerships. The architectural form was studied to respect FAA restrictions and preserve critical views, while leveraging zoning allowances for maximum height and design freedom. The result is a forward‑looking skyscraper that blends functionality, sustainability, and iconic design, positioning 1650 KC as a new benchmark for mixed‑use urban living.
